Answers to your frequently asked questions

Q. Why do I need your services? I can search for rentals on my own.

A.Searching for rental property is a tedious task. With our services, our knowledge, and our resources, including the tenant portal, we can make your search less time consuming and more effective. More Important, we will supply you with the basic requirements of a tenant so that you are fully aware of what to expect before you apply, during the application process, and after you sign the lease.

Q. Why is the tenant portal important?

A We make it easy for you. The portal is a convenient way for you to submit the rental application, rent, and maintenance requests..

Q. How old do you have to be to apply?

A.To be compliant with the laws of the industry, all applicants must be at least 18 years old. Everyone in the household that is 18 years old or over must complete a rental application

Q. What is the first step?

Q. Can I apply before I view properties?

A.Viewing properties, or having someone you trust to view them for you, is the best way to ensure that you will confidently agree to the terms of the lease, sign that contract and enjoy a long-term stay in your rental home

Q. Can you hold a place before I apply?

A.To be fair to all of our prospective tenants, you have to go through the application process before we can hold a property.

Q. What is the application process and how long does it take?

A.To meet the 24-48 hour processing time, please complete the following steps:

1.Review the requirements [To access the Basic Rental Requirements, go to the top of the page and click on the Resident Resources tab].

2.Access the portal to complete and submit the forms of the application, along with the $58 application fee.

Q. What is the approval process?

A.In keeping with the basic rental requirements [see Basic Rental Requirements under Tenant Resources], all applicants must be at least 18 years old and will be asked to provide one of the following forms of ID: driver’s license, passport, military or state ID. They must pass all credit, criminal background, prior landlord and eviction checks, employment and income verifications, and pet screenings. They must meet the minimum gross income of three times the monthly rent; if a household has more than one applicant, then their combined gross monthly income must be three times the monthly rent. In addition, they will also be asked to provide their most recent paycheck stubs and/or payment statements if they are self-employed.

Q. What happens after I’m approved?

A.If you are approved, within 24 hours of receiving the approval, you should do the following:

1.Pay the holding deposit to secure the home.


2.Sign the lease, pay the security deposit and other fees, and the first full month’s rent [note that the holding deposit will be used as part of your security deposit].

If for some reason you do not move into the home within two weeks, the holding deposit will be used to recoup the costs of the broken agreement



Note: If you do not move in at the beginning of the month, then the rent will be calculated according to the amount of time that was left in that month. That calculated fee will be due in the second month of your stay in the rental home.

Q. Do you accept pets?

A.You have to receive permission from the homeowner of each property. Together, we can review the requirements for the homes in question.

Q. What if my application is denied? Do I get my money back?

A.Because the application fee is used to conduct tenant screening and verifications, and the holding deposit to recoup the cost of reserving a property that was not successfully rented, those fees are non-refundable. To allow you to make other arrangements if you do not qualify to rent the property, we will notify you as soon as possible. In accordance with federal laws, you will receive that notification, an adverse action letter, by mail or email.

Q. How to utilize the portal after you move into the property?

A.We make it easy for you. The portal is a convenient way for you to submit the rental application, rent, and maintenance requests [go to the top of the page and click on the Resident Portal tab]. Also, if you would like to add someone to your household that is 18 years old or older, then they have to submit a rental application on the portal.

Q. I want to move out but my roommate wants to stay. What do I do?

A.Please note that any changes you would like to make, like changing or adding roommates, have to uphold the contents of the original lease agreement. In other words, the new applicant(s) will have to meet the basic rental requirements [to access the Basic Rental Requirements, go to the top of the page and click on the Resident Resources tab] and all members of the household, 18 years of age and over, should have a combined minimum gross income of three times the monthly rent. Applicants should access the portal to submit their rental application, and to meet the 24-48 hour processing time, they should complete the following steps:


1.Review the requirements [to access the Basic Rental Requirements, go to the top of the page and click on the Resident Resources tab]


2.Access the portal to complete and submit the forms of the application, along with the $58.00 application fee


3.Wait for the approval



4.If they are approved, an attachment will be made to the original lease contract updating the members of the household

Q. What is the approval process?

A.In keeping with the basic rental requirements [To access the Basic Rental Requirements, go to the top of the page and click on the Resident Resources tab], all applicants must be at least 18 years old and will be asked to provide one of the following forms of ID: driver’s license, passport, military or state ID. Q. When is rent due? Can I pay rent on the porta

A.To avoid a late fee, please submit your rent payment through the portal on or before the 1st of the month. This is the most convenient way to pay your rent [go to the top of the page and click on the Resident Portal tab]. You can also mail non-cash payments, like personal or certified checks, or money orders, to PO Box #129, Snellville, GA 30078.

Q. How do I submit maintenance requests?

A.The quickest and most effective way to submit maintenance requests is through the resident portal [go to the top of the page to access the Resident Portal tab]. You can also call the office during business hours at 678.884.3344 and/or send the request to our email address, [email protected] . For all emergencies, situations that endanger your life or the state of your rental home, please call 911.

Q. How often are inspections completed?

A.Routine inspections are done three months after you move in, then semi-annually and annually . You will receive a courtesy email or written notice at least 24 hours in advance. We conduct inspections to ensure there are no items of maintenance necessary, or that require attention, and also to address any resident concerns.
